Rental - Payment - Deposit

The Vacation rental House is a self catering accomodation and no other services are provided during the stay, except the mentioned bellow. Guests at Vitsi Lodge are limited to those listed on the  rental agreement. The stated and agreed occupancy figure includes all persons irrespective of age. Exceeding the number of stated and agreed persons may result in immediate eviction without refund, or a 100 EUR per guest per night charge at the discretion of The Owner.

A 50% deposit is due at the time of booking with a signed rental agreement in order to confirm the reservation. The remaining payment is due before arrival.

A damage deposit of 100 EUR is due with the final payment, prior to arrival. Failure to pay the damage deposit and final payment will result in cancellation of the booking with no refund of the initial deposit.

Cancellation - Liability

If Guest wishes to cancel his/her reservation, the deposit will be refunded as follows:

  • 90% if cancelled 30 days or more prior to the Check-in Date
  • 50% if cancelled 11-29 days prior to the Check-in Date
  • 0% if cancelled less than 10 days prior to Check-in

The owners are not responsible for any accidents, injuries or illness that occurs while on the premises or its facilities. The Homeowners are not responsible for the loss of personal belongings or valuables of the guest.

The Owner is not liable, nor will provide a refund, for any stoppage of electrical services caused by extreme weather or other circumstances beyond his control. Similarly, there will be no refunds for inclement weather, changes in water levels, conditions at neighboring properties, or any nuisance afforded by the natural elements of the location.

We encourage guests to purchase travel insurance.

House Rules

  • Smoking is allowed in the common rooms.
  • Daytime guests are limited to those residing in the two homes.
  • Noise levels should not cause a nuisance to other residents of the area.
  • Keep the property and all furnishings in good order. Breakages, loss or damage to the property or its contents is to be payable by the guest.
  • Only use appliances for their intended uses.
  • The guest must report any inoperative or defective equipment to the owner or property manager promptly. The owner will make every reasonable effort to have repairs made as soon as possible; however, there are limited service contractors in Kastoria. While every attempt will be made to ensure that all the advertised equipment and appliances are in working order at the commencement of a rental period, no reduction of rent; rebate; or refund will be issued for a mechanical failure of the heating, dishwasher, washer, dryer, TV or other appliances.
  • Pets are allowed in the homes.

  Parking on the road is not permitted.

There is no daily housekeeping service. While linens and bath towels are included in the unit, maid service is not included in the rental rate. We do not permit towels or linens to be taken from the house.

The fireplace and the wood stove are wood burning. Guest must insure that  the units’s doors are sealed prior to leaving the house or going to bed.

Do not flush any improper material or paper. No feminine hygiene products should be flushed at any time. If it is found that items have been flushed and clog the septic system, guests may be charged damages of up to 200 EUR.

Check-Out

Prior to check-out, guests are required to do the following:

  • Empty the fridge and freezer of any food items.
  • Place any dirty dishes in the dishwasher and run the cycle.
  • Turn off all lights, fans and air conditioning.
  • Be sure that all doors and windows are locked.
